How long do we have to keep lending records in Canada?
The period is set by your obligations, not your IT provider: for reporting entities under Canada's anti-money-laundering regime, FINTRAC prescribes what must be kept and for how long. Your compliance advisor confirms what applies; we make it technically true and quick to produce.
Can you help us verify wire and trust instructions before funding?
Yes, and the control is procedural more than technical: payment details are confirmed by voice, to a number you held before the transaction began, never a number inside the email, and the confirmation is recorded in the file.
Is email safe enough for income and identity documents?
A client portal is better: the document lands in the deal file, access is controlled, and nothing sits in a mailbox for years. Borrowers will email documents regardless, so you also want encryption and filing rules for what still arrives that way.
What is the plan if a key system is unavailable on funding day?
It gets written before it is needed, answering three questions in advance: which systems are genuinely required to fund, what the alternative path is for each, and who decides to invoke it.
Do you work with mortgage brokerages as well as lenders?
Yes, and they are different engagements. A brokerage is smaller and agent-heavy, concerned with document completeness and payment fraud around funding; a lender carries underwriting systems, investor reporting and a heavier compliance function, so we scope them separately.
